室内南湖景观通透度对武汉市住宅价值的影响——基于CVM的实例研究

摘要:

南湖是武汉市的第二大湖,景观生态价值明显,对其周边的住宅的价值具有一定影响,随着人们生活水平的提高,这种影响越来越明显。从室内景观通透度的角度出发,在对南湖周边和非周边居民进行问卷调查的基础上,一方面,采用CVM法对室内南湖景观通透度对武汉市住宅价值的影响作用进行了评估,另一方面,对当前南湖周边购房者对南湖景观通透度的实际支付情况进行了预测,将两者进行了对比。研究结果表明:1)室内南湖景观通透度对住宅的价值具有正向的影响,室内可看见南湖景观的房间越多,住宅的价值越高;2)当前室内南湖景观通透度对住宅价值的增值作用并未在房价上得到充分体现,购房者的实际支付额还不到其价值的一半。

Abstract:

Nanhu lake, the second largest lake in Wuhan city, has effects on its surrounding houses by scenic ecology, as people,s living level is rising. This paper, based on indoors scene and questionnaires, applies CVM to evaluate the effect of Nanhu lake,s indoors scene to Wuhan,s real estate, and measures the actual payments at Nanhu lake. Their comparison shows a positive effect that the more rooms where occupant can see the Nanhu lake, the higher price, but the added values are not reflected by house prices, the buyer,s payments are less than half of its values.
