摘要: 国民经济和城市化进程的加快,促进了房地产市场发育和完善,住房交易日渐活跃,采用市场比较法对房屋价值评估成为估价实践中主要的方法。文章以模糊数学理论为基础,结合厦门市房地产市场状况和实例,分析了市场比较法评估住房价格时,影响价格差异的因素、交易案例选取等不确定性和模糊性问题,提出贴近度方法,建立评估模型,其结果较好地反映了房地产市场的客观实际情况。

Abstract: Growth of economy and urbanization boosts the improvement of real estate with increasing house sales. This paper uses market comparison to evaluate the house values based on Fuzzy mathematics theory, and combined with Xiamens real estate market, analyzes the price difference factors and uncertainty in transaction cases and fuzzy, uses approaching method to set up evaluation model. The results reflects the situation of real estate markets.
